Many of our homes are offered with multiple purchase paths depending on your goals, budget, and skill level.
Move-In Ready Homes
Some homes are fully renovated and ready for immediate occupancy with little or no additional work needed. These homes are ideal for buyers who want:
- A finished home
- Minimal maintenance or updates
- A simple move-in experience
Light Rehab or As-Is Opportunities
We also occasionally offer homes at a lower purchase price that may need cosmetic updates or light improvements. These homes can be a great fit for buyers who:
- Want a lower upfront cost
- Have remodeling or handyman skills
- Want to build additional equity through improvements
- Prefer to customize parts of the home themselves
How the Lease Option Works
Our standard lease option term is typically 3 years and may have the ability to be extended depending on the situation. During the lease option period:
- You lease the property like a normal home
- You have the exclusive option to purchase the home
- Your purchase price is locked in upfront
- The home cannot be sold to someone else during your option period
The option payment is credited toward the purchase if you buy the home. If you decide not to purchase the property or terminate the lease early, the option payment is non-refundable.
Option Payment Requirements
An upfront option payment is required for all lease option homes. Typical option payments are often around $5,000, but the amount varies depending on:
- The home
- Purchase price
- Condition of the property
- Terms of the lease option agreement
Option payments must be paid upfront in full. We do not offer payment plans or installment arrangements for option payments.
Who Is a Lease Option Best For?
A lease option can be a great fit for individuals and families who are financially stable but may not yet qualify for traditional financing today. This program is often a good fit for:

Lease option homes are designed for individuals and families who want to work toward ownership. Because of this:
- Residents are generally responsible for routine maintenance and upkeep
- Option payments are non-refundable
- Financing approval is not guaranteed
- We encourage buyers to actively work on credit and savings goals during the option period
